Due Diligence is a very important tool in the Land Development process.  Although not required by a governing agency, a thorough due diligence report can help identify potential problems that your project might face and potentially save you money.  A Basic Due Diligence report will: take a physical look a the property; review the on-line soils database; review the municipal Zoning and the Land Development Ordinances; assess the condition of the abutting roads and intersections (does not include traffic counting and reporting); and will determine what utilities are present.  

 

An Extended Due Diligence Report can: determine the infiltration ability of the soil on site; determine the actual depth to bedrock; determine the soil bearing capacity; determine the availability of on-site septic; map fractures in the bedrock to determine where the best location for a well will be;  Phase Investigations for environmental contamination; investigate to find buried tanks, barrels or other trash.

 

Why do I need this?

 

If Due Diligence is not required, then why spend the money; especially on an extended report?!  A complete Due Diligence report will save you money more often than not.  A college of mine once said that, “There is one thing on every project waiting to bite you in the <tailpipe>”.  Knowing those items ahead of time can shorten the development process by months.  That can mean thousands saved in carry costs.  Some items in an extended report might be required (infiltration, septic, etc); others can save tens to hundreds of thousands of dollars in construction costs!
