Due Diligence is THE most important part of  Land Development.  Basic Due diligence can tell you: Current zoning constraints; proposed zoning changes; what kind of  environmental (tree, wetlands, etc) regulations are you going to be faced with; existing road and traffic conditions and potential road improvements; and existing storm drainage issues.

 

An expanded due diligence can tell you about: possible environmental contamination; infiltration ability of the soils; depth to bed rock; etc.  The more that you know about a property before the full engineering design process begins, the less you will need to spend on design and construction later in the process.

This is the meat and potatoes of what Integrated Engineering, LLC does.  Our office has years of experience in design (storm water; erosion and sedimentation control, NPDES permits, etc) and value engineering.

The ability to Re-zone a property can be one of your most powerful tools.  Zoning does not always keep up with the needs of a community.  A defunct shopping center may do better as higher density housing; neighboring residential properties can be added to a shopping center to add larger anchor tenants.
